What Do I Need to Bring?
Pre-Approval letter or Proof of Funds:
Before an offer on any property can be written, a pre-approval letter or proof of funds letter is needed. I have been in multiple offers on bank owned homes in today's market, so having one of the two letters ready is important. Sellers/Banks do require one of the two letters with an offer.
Do to the nature and condition of Bank Owned homes, it is important to be pre-approved by a mortgage professional. Being pre-approved gives you an opportunity to discuss financing options for Bank Owned properties with a Mortgage Professional. Typically, conventional financing is not available for bank owned homes when extensive repair is needed. When you're pre-approved, you can go house hunting, knowing that you can offered the home, what your monthly payment commitment will be and where you are
If you decided to go cash, proof of funds is required. A recent bank or brokerage house statement may suffice. If not, the Seller/Bank will ask for additional proof.
Ready to act:
Even in today's market, there are multiple offers being placed on homes. This is why it is important to be pre-approved or have proof of funds, so time is not being spent while deciding how to finance and what you can afford.
Other items to bring: 1 - Dress appropriately. Even though the days are getting warmer, the nights are still cool and majority of the houses do not have heat. These houses are typically cleaned out by may not have been. Wear appropriate footwear. If you want to view the exterior, the yard may be muddy, have debris laying around.
2 - Pen and Paper. Take notes. When seeing multiple properties, it is sometimes difficult to keep them straight... so take notes. Take notes on what you think repairs might cost. Later, when you are figuring out the cost of rehab, carrying cost, etc., these notes will come in handy.
3 - Flashlight. Majority of the houses have had the electricity cut off to them.
